So, after 6 months of Oogling over this house I fell in love with, we finally made an offer on it this weekend. It’s a short-sale, so the bank has to approve, but it’s PERFECT! We made an offer 15K over the other guy, and I did my pre-approval through their bank, so as long as we don’t get into a bidding war, I think we’ve got this one nailed.

This is a 1600 sq ft house on the Lake. (Okay, “Lake” means something different in AZ than it does in the rest of the world. It’s more like a series of man-made canals.) 3 bedroom, 2 bath, 2 car garage.

Anyway, I should know whether the bank accepts my offer sometime this week. We did 10% down and a 15 year loan. I also found out my credit score average was 764, which apparently qualified me for best tier rates, and that was before they accounted for payoff of my car loan and the Citi card payoff (that will hopefully post tomorrow.) Using one of those nifty calculators, the Citi card payoff raises my score 30+ points, which should put me close to 800.

No worries though, I’m just pleased I qualified for the best rates at status quo. Once this house closes, I won’t care about my score anymore because I’m done w/ debt. I will close my Citi card and officially be left with one credit card open (the USAA) 2 loans on my rental house, and the 15 year lake house loan. Viva la new casa! Stay tuned for updates!

TrueCredit no longer doing daily pulls?

Yeah, I was surprised when I found that out too. Apparently it just got announced yesterday. They’ll still do daily pulls for Transunion, but not Equifax or Experian.

As of December 17, 2008, 3-Bureau Credit Monitoring subscribers will no longer have daily access to their Equifax or Experian credit reports and scores, but will be able to update them once every 30 days.* INSTEAD, to save you time, the new TransUnion Change Report offers a solution that will make it easier-and faster-for you to keep up with your credit. Now you’ll be able to scan quickly for changes to your TransUnion Credit Report.

For me, this is the exact reason I needed to cancel this. I can get Experian Monitoring for $6.50 thru USAA. If they are not going to keep up with their original dauly pulls for all 3 bureaus, I’m putting $9.95 a month back in my pocket.

I wish I still qualified for American Express Credit Secure Personal. That was the best value IMO.

Collection account removed everywhere!

This just in…. that $200 speeding ticket from 2002 has now officially been removed from ALL THREE of my credit reports. Equifax just sent me the notice. What was the jump? 33 points! I now sit @ 747 with them (should be more but my lower car loan balance hasn’t been reflected yet).

So now, my scores are as follows:

  • Experian: 761
  • Equifax: 747
  • TransUnion: 778

Going to email the back today and see if I can get my car payment lowered since I paid off a bunch of principal early. Not that I’m really going to pay less on it, but it will help with my credit score and my debt to income ratio. Will let you know the outcome.

I still have a lot of inquiries to deal with, but if I can reach my goal of 790 by the end of the year, I’m dropping my credit monitoring for a savings of $120/ year.

TransUnion up 22 points!

I just went from 747 to 769 with TransUnion. That’s a 22 point increase!

Yes, they removed that $200 paid collection account from my report. Which means Equifax is soon to follow. 22 whole ponts for $200! Sweet!

Their main complaint that keeps me from the 800 range is the age of my accounts (I’m not old enough to have a credit card that’s been open since the 1970’s.) The only other item listed is balance to available credit on my bankcards. Since my USAA is well under 30% of my available credit, I can only assume they’re talking about my Citi (which now sits @ 39% usage.)

Still, I’m not going to change my debt reduction strategy just because my “I love debt” score would be higher if I focused on the Citi. I’m still going to attack my highest APR/lowest balance cards first, the Dave Ramsey way.

Still, it’s a nice ego boost, and lets me know that THIS TIME, I will be getting the best mortgage rates on our new home. :-)

I am already starting to smell the fruits of financial freedom and it smells wonderful!

My Experian score jumped 36 points!

Yeah, I was pretty shocked too. My Experian score jumped from 691 to 727. I didn’t pay off huge balances or have a bunch of inquiries fall off (I still have 15 on there.)

My $244 PAID collection account got removed.

I had no idea it would have that much impact, but I’m delighted to see it worked. Now, if it would only be removed from TransUnion and Equifax, things would be in GREAT shape. (And I might even make my 790 credit score goal by the end of the year.)

I sent the collection agency a certified letter a month or so ago, and I got no response. I was just about to send them another one (or write all three bureaus directly) when I logged on and saw that today. Hopefully they are officially removing it from all 3 agencies. Will wait a week and see.

For those of you with pending stuff on your credit reports though, let this be a success story to you. It may not be easy, and it may take a while, but it is SO worth it!
